Frozen Water and Sewer Lines in a Vermont Winter

Frozen line thawing in central Vermont is a January and February job, and it lands hardest on the houses that never froze before. A cold snap with no snow cover, a crawl space vent left open, a heat tape that quit. The line that was fine for twenty winters is solid on a Tuesday morning, and either nothing comes out of the faucet or nothing goes down the drain.

Both kinds of line freeze, and they freeze differently. A water service line from the well or the street freezes where it runs shallow, crosses a driveway where plowing packs the frost down, or comes up through a cold crawl space. It is under pressure, so it can split. A drain or sewer line freezes where it holds water, a belly, a shallow run to the septic tank, a trap in an unheated space, and it blocks rather than bursts.

Find the Ice, Thaw It, Then Fix the Reason

First we work out where the freeze is. For a water line that means tracing it from where it comes into the house back toward the well or the street, and asking where it runs shallow. For a drain line it is the belly or the low spot in an unheated run, and a camera can confirm it if the line is not fully blocked.

Then it gets thawed, from the inside where we can reach the ice and from the outside where we cannot, depending on what the line is made of and where the freeze sits. Working from the house end gives the meltwater somewhere to go. Open flame near a pipe is how people burn houses down, and it does not get used.

Once the water is moving, the line gets checked for splits, because a water line that cracked while frozen starts leaking the moment it thaws. Then the question is why it froze there. Insulation on an exposed run, heat tape on a crawl space line, or more depth under a driveway. A line that froze once will freeze again unless the reason changes.

What Moves the Price

How far in the freeze is and how hard it is to reach. A line frozen in a crawl space a few feet from the wall is a short visit. A water or septic line frozen forty feet out under the lawn takes longer, and finding the spot is part of the time.

The thaw is one cost. Repairing a split, or the fix that stops it freezing again, is a second one, and it is usually smaller than a second thaw. You get both numbers and the choice is yours.

Call as soon as the water stops or a drain stops in a cold snap. A line that is frozen at one spot on Monday is frozen along its length by Friday, and that is a longer job.
